Position Summary

The Summers Real Estate is seeking experienced Maintenance Technicians and Maintenance Supervisors for apartment communities across its four Florida markets.

Candidates may be hired at the Technician or Supervisor level based on experience, leadership ability, technical qualifications, and portfolio needs.

The maintenance team is responsible for protecting residents, apartment homes, building systems, and the long-term physical condition of each community.

The company’s operating model requires immediate attention to emergency requests and timely completion of routine work orders. Maintenance personnel must communicate with residents, document work accurately, diagnose the cause of a problem, and complete repairs properly rather than repeatedly treating symptoms.

The Maintenance Supervisor also manages preventive maintenance, make-ready scheduling, inventory, vendors, employees, budgets, safety, and capital-project coordination.

Primary Responsibilities — Resident Work Orders

  • Receive and review assigned work orders.
  • Prioritize emergency, urgent, routine, preventive, and cosmetic work appropriately.
  • Respond immediately to life-safety, active water intrusion, electrical hazard, fire, loss of essential service, security, sewage, and other emergency conditions.
  • Diagnose maintenance problems accurately.
  • Complete repairs using appropriate materials and methods.
  • Avoid temporary repairs when a permanent repair is reasonably available.
  • Document entry, diagnosis, labor, materials, photographs, completion, and follow-up requirements.
  • Communicate professionally with residents.
  • Protect resident belongings and apartment interiors.
  • Maintain appropriate notice, entry, key-control, and privacy procedures.
  • Clean the work area after completing repairs.
  • Identify related or developing problems.
  • Escalate work requiring specialized contractors, permits, major materials, or capital approval.
  • Follow up when a repair cannot be completed during the first visit.
  • Help maintain company work-order response and completion standards.

Primary Responsibilities — Technical Maintenance (depending on training, authorization, and certification)

  • Diagnose and repair plumbing fixtures, supply lines, drains, toilets, disposals, valves, and minor piping.
  • Diagnose and repair electrical switches, outlets, fixtures, breakers, lighting, and approved low-voltage systems.
  • Diagnose and repair heating, ventilation, and air-conditioning equipment.
  • Maintain and repair appliances.
  • Complete drywall, texture, painting, carpentry, doors, locks, cabinets, flooring, and general interior repairs.
  • Maintain pumps, pool equipment, irrigation, gates, access controls, exterior lighting, and common-area systems.
  • Inspect roofs, gutters, drainage, exterior walls, stairs, railings, walkways, and other building components.
  • Address water intrusion and moisture concerns immediately.
  • Support pest-control, fire-protection, elevator, security, landscaping, and other specialized contractors.
  • Follow required procedures for refrigerant, electrical, pool, and other regulated work.
  • Do not perform work beyond the employee’s training, authorization, certification, or lawful scope.

Primary Responsibilities — Apartment Make-Ready Operations

  • Inspect apartments immediately after move-out.
  • Prepare a complete scope of required repairs, cleaning, flooring, painting, appliances, fixtures, safety items, and replacements.
  • Identify resident damage and provide documentation.
  • Coordinate make-ready schedules with leasing and property management.
  • Order approved materials promptly.
  • Complete or supervise assigned work.
  • Inspect contractor work.
  • Conduct final quality-control inspection before the apartment is released for leasing.
  • Confirm that locks, smoke alarms, life-safety devices, plumbing, HVAC, electrical, appliances, doors, windows, lighting, and cleanliness meet company standards.
  • Prevent avoidable vacancy days.
  • Maintain accurate make-ready status reports.

Primary Responsibilities — Preventive Maintenance

  • Develop and follow preventive-maintenance schedules.
  • Inspect and service HVAC equipment, water heaters, pumps, common-area equipment, roofs, drains, lighting, fire equipment, building exteriors, gates, and other property systems.
  • Track filter changes and recurring service.
  • Conduct seasonal property preparation.
  • Inspect vacant apartments regularly.
  • Exercise valves and test systems where appropriate.
  • Identify equipment nearing the end of useful life.
  • Recommend repair or replacement based on condition, reliability, operating cost, and risk.
  • Maintain service histories.
  • Reduce emergency repairs through planned maintenance.
  • Escalate deferred maintenance that could create property damage or resident disruption.

Primary Responsibilities — Property Inspections

  • Walk the property daily or according to assigned schedule.
  • Identify lighting outages, leaks, trip hazards, damaged railings, unsecured areas, drainage problems, trash, vandalism, gate problems, landscape hazards, pool concerns, and other physical issues.
  • Correct minor issues promptly.
  • Document larger issues.
  • Support unit, building, roof, exterior, lender, insurance, and regulatory inspections.
  • Participate in severe-weather preparation and post-storm assessment.
  • Maintain maintenance shops, storage areas, mechanical rooms, and equipment in an orderly condition.

Primary Responsibilities — Emergency and On-Call Response

  • Participate in the rotating on-call schedule.
  • Respond to emergency calls within company requirements.
  • Assess whether immediate entry, repair, contractor support, emergency services, or resident relocation consideration is required.
  • Contact the Property Manager when incidents exceed routine maintenance authority.
  • Document all emergency activity.
  • Protect the property from additional damage.
  • Maintain current emergency contacts, keys, tools, and supplies.
  • Participate in hurricane and severe-weather preparation.
  • Support response to fire, flood, utility interruption, security events, and other emergencies.

Primary Responsibilities — Maintenance Supervisor Responsibilities (candidates hired at the Supervisor level)

  • Lead the onsite maintenance team.
  • Assign and monitor work orders.
  • Review aging and repeat work orders.
  • Inspect completed work.
  • Train and evaluate technicians.
  • Manage the on-call rotation.
  • Develop staffing and contractor coverage.
  • Prepare maintenance budgets.
  • Review invoices and expense coding.
  • Maintain parts, tools, equipment, and inventory controls.
  • Prevent unauthorized purchasing.
  • Obtain competitive vendor proposals.
  • Verify contractor insurance and qualifications.
  • Approve contractor work only within assigned authority.
  • Maintain preventive-maintenance and inspection calendars.
  • Prepare capital-repair recommendations.
  • Support scope development for major projects.
  • Coordinate vendor access and resident communication.
  • Maintain safety programs and maintenance records.
  • Report material building-system risks to the Property Manager and Asset Manager.
  • Track maintenance cost, work-order volume, turn time, callbacks, and vendor performance.

Primary Responsibilities — Safety and Compliance

  • Follow safe work practices.
  • Use appropriate personal protective equipment.
  • Maintain hazard communication and safety information.
  • Store tools, chemicals, refrigerants, fuels, keys, and materials securely.
  • Report injuries, near misses, spills, suspected mold, electrical hazards, structural concerns, and unsafe conditions.
  • Follow lockout and equipment procedures.
  • Maintain ladder, vehicle, tool, pool, and shop safety.
  • Avoid unauthorized removal, bypass, or alteration of life-safety equipment.
  • Maintain required licenses and certifications.
  • Follow applicable environmental and refrigerant-handling requirements.
  • Ensure that only qualified personnel perform regulated or specialized work.

Required Qualifications — Maintenance Technician

  • At least two years of apartment, hotel, commercial building, residential construction, facilities, HVAC, plumbing, electrical, or general maintenance experience.
  • Demonstrated ability in multiple building-maintenance trades.
  • Ability to diagnose problems rather than only replace parts.
  • Ability to use hand and power tools safely.
  • Ability to communicate professionally with residents.
  • Ability to use mobile work-order and communication systems.
  • Ability to participate in an on-call schedule.
  • Valid driver’s license and acceptable driving record.
  • Ability to lift and carry at least 50 pounds with reasonable accommodation where applicable.
  • Ability to climb ladders, bend, kneel, reach, and work indoors and outdoors.
  • Ability to work in Florida heat, humidity, rain, mechanical spaces, and occupied apartment homes.

Additional Required Qualifications — Maintenance Supervisor

  • At least five years of apartment, commercial building, hotel, or facilities-maintenance experience.
  • At least two years of leadership or supervisory responsibility.
  • Demonstrated experience managing apartment turns, work orders, preventive maintenance, inventory, vendors, and budgets.
  • Ability to evaluate repair-versus-replacement decisions.
  • Ability to train and hold employees accountable.
  • Ability to prepare clear written scopes and reports.
  • Strong organizational and emergency-management skills.

Preferred Qualifications

  • EPA Section 608 Universal Certification.
  • Certified Pool Operator or Aquatic Facility Operator credential.
  • HVAC technical certification.
  • Electrical, plumbing, appliance, building-maintenance, or facilities credential.
  • Certified Apartment Maintenance Technician designation.
  • Experience with garden-style and mid-rise multifamily communities.
  • Experience with Yardi, RealPage, Entrata, or other mobile work-order systems.
  • Experience supporting value-add renovations and major capital projects.
  • Bilingual English and Spanish communication ability.
  • Experience in Jacksonville, Orlando, Tallahassee, or Gainesville.

Measures of Success

Success will be measured by emergency response; routine work-order completion; first-visit repair rate; repeat work orders; make-ready completion time; apartment readiness; resident feedback; preventive-maintenance completion; property condition; maintenance expense control; inventory accuracy; vendor performance; safety; documentation quality; and reduction of avoidable property damage.
